Hjort has completed an active year with a strong finish for 2024. In 2024, Hjort had the pleasure of assisting many clients in several major transactions – particularly within development property – both residential and commercial projects.
– “It has been a busy and very rewarding year,” says Sigve Braaten, who is responsible for commercial property transactions at Hjort. Among other things, he highlights the sale of a 63-acre site at Hamang in Sandvika, where Hjort assisted Statnett SF with legal advice in connection with the sale to Fredensborg Bolig AS and Bolig Norge. The site is zoned for approximately 600 homes.
– “Working with some of the most attractive residential and commercial development properties, and clients such as Statnett and Statsbygg, is exciting on several levels. In particular, the assignments have raised several interesting legal issues relating to the handling of infrastructure costs, structuring of settlements, sustainability and the environment, and the regulation of guarantees, which we at Hjort have had the pleasure of familiarising ourselves with.

We are very pleased that we regularly assist Peab Eiendomsutvikling AS in property transactions. Another important connection for us is Stavanger Utvikling where we regularly assist in various processes.
Central to the assignments for our clients are the preparation of bids/bid acceptance, negotiation of purchase contracts and any shareholder agreements in joint projects, legal due diligence of the property and any company, as well as tax and VAT issues.
Other key assignments in 2024 have been intra-group reorganisations, such as conversions, demergers and mergers. Many property developers are considering structuring the ownership of residential property according to the housing cooperative model. Particularly in the last six months, we have assisted several clients in preparing and finalising reorganisations based on the cooperative model,” says Braaten.
